Securitisation clears way for UK insurers to buy ground rents

Asset manager says booming sector will make up for falling demand from pensions

For UK life insurers seeking capital-efficient assets that comply with specific national rules, a recent £100 million ($126.7 million) securitisation has added to the range of choice.

Investment manager AlphaReal has structured a commercial ground rent (CGR) deal that meets the matching adjustment rules for the insurers’ portfolios.

The securitisation, completed earlier this quarter, was purchased by an unnamed UK life insurer and covers two central London hotels and several ancillary properties.
